A mature mixed broadleaf woodland located on the western slopes of the Avon valley between the historic city of Bath and the picturesque market town of Bradford On Avon.
This area of woodland is clearly defined by its boundary with the A363 Bath to Bradford On Avon road to the east and open pasture land on the lower slopes of the Avon valley to the west. Bath Valley Wood has some spectacular views from its lower fringes along the Avon valley.
Although predominantly gently sloping there are a number of relatively flat sections at the top edge of the woodland near the access point from the A363. Here there are some interesting rock formations of the Oolitic limestone that so typifies the buildings of Bath and the surrounding area. Further up the valley side there is evidence of the former stone mines that were prolific in the locality prior to World War Two and now provide an ideal habitat for bats and other wildlife.
The local area has a comprehensive network of footpaths that pass near the wood, providing easy access to nearby villages and some excellent local pubs. Visitors to this woodland will also note the smell of wild garlic that is quite distinctive at the right time of year.
The land is covered by a development clause put in place by a previous owner. This means that if the new owner gets planning permission for a change of use before 2026 then half of the increase in value of the land that results is payable to that previous owner. Woodland management is not affected by this clause.
Boundaries:
Are indicated by red markings. At the top of the site the boundary wall fronts on to the A363 Bath to Bradford On Avon road. At the bottom of Bath Valley Wood the boundary fronts onto open pasture land. At the south side is a wall and footpath and to the north is a woodland track.
There is a track that runs through the wood providing access to both Bath Valley Wood and an adjacent woodland. This is not included in the area for sale.

From the A4 take the A363 Bradford-on-Avon road. Follow this road for about 1 mile as it climbs the side of the valley and enters a wooded area with trees on both sides of the road. After a sharp left hand bend proceed for another 400 metres at which point the entrance to Bath Valley Wood can be seen immediately prior to a Woodlands.co.uk sign board on your right hand side where it is possible to pull off the road and park in front of the padlocked gate. The owner of this woodland will of course have a key to this gate and full rights of access.
