Welles Wood has much to offer the small woodland owner and there exists here the opportunity to further enhance an environment that boasts some impressive oak, beech and ash, interspersed with occasional stands of conifer. This interesting mix has been well managed in the past, allowing for many fine specimens to reach maturity. There is however plenty of scope to further encourage diversity of woodland flora that would thrive in this environment through some thinning. In particular bluebells and wood anemone are much in evidence.

Welles Wood is well served by a decent track running the length of the woodland and has some attractive clearings both at its centre and towards the fringes, where there are delightful views across neighbouring farmland.

As one would expect from a woodland in such a secluded rural location the native wildlife is much in evidence. Roe deer can often be seen browsing the thicket and the foraging routes of badgers weave across the woodland floor. As dusk approaches, the shining eyes of the woodland fox can be seen reflecting the light of the campfire from the shadows.

The area surrounding Welles Wood is farming country in the heart of England. This landscape of the Northern Cotswolds tells of a long history from Roman roads to the place of Shakespeare's birth in nearby Stratford Upon Avon. This much visited part of the country has plentiful amenities for the woodland owner from welcoming village hostelries to a wealth of local knowledge on hand to advise on woodland management.

At the southern boundary of the wood a disused military base is home to special vaults housing the nitrate film elements of the British Film Institute's BFI National Archive, the world's largest archive of film and television. This is a very quiet use generally, although at the time of writing there is some noise from building work to improve this facility.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

From the south take the A429 which passes through Moreton-in-Marsh. After the village of Halford there is a roundabout, follow signs for the B4455 (Fosse Way). A mile or so further on there is a crossrads with the A422. Go straight over here and continue along the B4455 for a further four and a half miles at which point you will see a turning on your right to 'Lighthorne'. Continue along this minor road for 600yards until you see  the second 'Woodlands for Sale' board on your right and a metal 5 bar gate at the access point to Welles Wood

From the North exit the M40 at junction 12 and follow the B4451 for half a mile and then turn right onto the B4100 at the roundabout. After passing through the village of Lighthorne Heath after a mile or so, proceed a futher half a mile until you see a left turn to Lighthorne. Continue through the village and after about two miles you will pass a 'Woodlands For Sale' signboard on the left at which point a gate marks the entrance to Welles Wood.
