Winn Wood, Somerset - Nearly 5½ acres, £45,000

Winn Wood

This young wood of predominantly oak, ash and hazel has attractive areas of meadow fronting the clear waters of Winn Brook as it tumbles down the valley into the charming village of Winsford nearby.

Winn Wood slopes gently down to the valley floor looking across open country to the highest point on Exmoor at Dunkery Beacon. A small stream known as Winn Brook runs along the valley bottom at the northern boundary and before this is an area of level meadow and wetland which rises gently into woodland.

This grassy wetland habitat is ideal for less common game birds such as plover and snipe as they winter in the area. It is also ideal for wildlife weekend camping trips by the river with plenty of running water on hand.

This is a young woodland having been planted approximately twenty years ago with mainly ash, oak, birch and hazel. The hazel has been coppiced in the past and has now reached a useful maturity. The development of these trees has been aided by the deer fencing that surrounds these woods although there is evidence that these agile creatures have been able to make the woods their home.

The wood is characterised by a light and grassy floor and a series of open grassy paths. It will be a fascinating opportunity to observe changes in the ground flora as the trees continue to develop towards maturity.

The surrounding area of Exmoor National Park is a delight to the visitor. The wild and rugged moorland and farmland is punctuated by idyllic villages and welcoming hostelries. Winsford and nearby Exford in particular have fine examples of the Country Inn and many miles of surrounding moorland footpaths to explore. In particular the ancient river crossing at Tarr Steps is an easy walk from Winsford.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
