Abbery Wood - About 5 ¼ acres, £35,000

Abbery Wood

Abbery Wood is roughly triangular in shape, with its own gated access in the eastern corner. The southern and northern boundaries consist of mature hedgebanks. There is an established track running along the southern side and a stream along the northern side. The woodlands were established about 10 years ago and there is a modest income available under the woodland grant scheme for another 5 – 6 years. The woodland is mainly spruce, providing several options for the future development of the wood. For example, the trees could be progressively thinned and mature specimens allowed to develop, or a continuous cover regime could be established.  Alternatively, timber could be extracted over time and the land restocked with other species.  With a young wood like this, the owners have ample opportunities for shaping the wood to their own liking.  But of course, there is always the option of simply enjoying your wood and letting nature take its course!  Already established is a semi-circular glade, with mixed tree varieties around its perimeter. The woodland slopes gently down towards the northern side and the lower third of the land is of a quite different character, being open flat ground which is dotted with mixed species including willow, blackthorn and beech. Wildlife is much in evidence, roe deer being regular visitors and foxes, badgers, and rabbits being seen. Otter spraints (droppings) have also been found by the stream. Birdlife is equally varied. The village of Kilkhampton is just half a mile away http://www.thisisnorthcornwall.com/kilkhampton.html. Water-sports facilities and fishing are nearby at Tamar Lakes http://www.swlakestrust.org.uk/index.php?id=465. North Cornish beauty spots such as Sandymouth http://www.atlantic-heritage-coast.co.uk/Attractions-and-Activities/Beach-Guide/Cornwall/Sandymouth/Default.asp, Duckpool and Coombe Valley are only 3 miles to the west while Bude is just 5 miles to the southwest. The nearest market towns are Holsworthy (10 miles) and Launceston (19 miles).

Note: in accordance with the terms under which the woodland was established, public access to the woods was granted for a ten year period, which expires January 2009.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
