Bradley Pit Wood - SOLD

Bradley Pit Wood comprises both ancient semi-natural woodland and its own meadow. As the name implies, also enclosed within the woods is Bradley Pit. Records show that in the 1600s the pit was used by Puritans as a secret meeting place. More recently and right up to the early 1950s the pit was owned by the Congregational Church, who held annual prayer meetings there. Although completely surrounded by the wood, the pit is under separate ownership.  The wood is bordered by National Trust land beyond the river on the northern boundary and private woodland on the other three sides. The meadow is about 1.75 acres, very quiet and would make an ideal camping spot. The meadow is in organic conversion and contains many species of wildflowers. The woods are part of the River Lemon Valley Woods - a designated Site of Special Scientific Interest (http://www.english-nature.org.uk/special/sssi/unitlist.cfm?sssi_id=1002412). This area is an extensive example of ancient semi-natural woodland developed almost wholly on limestone and calcareous soils, a habitat rare in Devon. Small areas have been planted with broadleaved trees, but in general the woods have a semi-natural structure. The principal canopy trees are Ash, Pendunculate Oak and Beech, with Small-leaved Lime, Field Maple and Sycamore also present. Alder is common beside the river and Wych Elm is also present although most of the tall trees are dead.The shrub layer is very varied and the ground flora is equally rich with Butcher's Broom and Spurge Laurel being among the most notable species. The wood slopes down to the river Lemon. Fishing rights are included along the river frontage (of approx. 120 metres) which forms the northern boundary.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Boundaries:

The southern boundary is hedging.  There are red markings painted on posts and trees along this boundary.

Like the southern boundary, the eastern  and western boundaries are marked with posts in the hedgerow, up to the entry point into the wood and then markings on posts and trees down through the wood, marked in red.

The northern boundary is formed by the River Lemon.

NOTE: there is a public footpath running east to west across the woodland.

From Newton Abbot (http://www.devonlink.co.uk/newtonabbot/newton-abbot.php) take the A381 Totnes Road.  Turn right at the first roundabout (Ogwell Cross).  From here it is just under 2 miles to the wood.  After approx. 1 mile turn right at the Village Green.  Follow the road down into the village and turn right by the village hall.  After about 50 yards, just as the road bends sharply left and downhill, turn right into Mill Lane (no through road).  Follow this road and park by the gate on your right.  There is a Woodlands sign on the gate. Go over the gate and keep to the left-hand edge of the woods for about 350 metres to a point where the meadow narrows and there is a fence with a gate bearing a sign for 'Bradley Pit Wood'.  This marks the start of the meadow and access to the woods is at the far end of the meadow.  Alternatively, after parking as above, walk down Mill Lane to just before the ford and bear right along the public footpath.  Follow the footpath and before passing along the top side of Bradley Pit you will see the red boundary markings of the western boundary.  Continuing along the path at the far side of the pit, you will reach the eastern boundary.
