Iron Fort Wood - SOLD, Cornwall - About 4 acres, £25,000

Iron Fort Wood - SOLD

The wood takes its name from Hall Rings, an Iron Age settlement and hill fort, the remains of which are to be found on the farmland immediately beyond the wood's western boundary.

The woodland itself has several contrasting habitats and a good mix of tree species. To the east of the main access track which runs roughly parallel to a small stream which forms the eastern boundary, there are mixed broadleaves which were planted in the 1950's. At ground level there is a variety of ferns, mosses and wetland-type plants - which seem to be much liked by the butterfly population.

Towards the western boundary there are further broadleaves from the same period plus Japanese larch which were planted in 1991. The 1950's plantings are part of a more general reforestation programme which took place at that time, replacing woodland which had been ploughed up and planted with potatoes as a part of the war effort during WWII in the early 1940's.

The central part of the woodland was felled some time back but has now regenerated naturally with pioneer species such as birch and sweet chestnut being prominent, together with woody shrubs including gorse and broom.

Getting around the woodland is easy. Where the main access track enters the wood in the north-east corner there is a parking & turning area (although it is possible to drive beyond here should you wish). From this same point a tracks winds its way towards the western boundary where it meets another good sized track which runs north across the wood, staying fairly close to the western boundary for its full length. Further minor tracks run across the wood, mostly in a north-south direction.

As one might expect in such a tranquil and unspoilt spot, there is no shortage of wildlife. Songbirds, birds of prey and water-loving birds such as woodcock can be seen and heard. Deer, badgers, rabbits etc are never far away, although thankfully grey squirrels are not much in evidence.

Only a short distance from the woodland is the south Cornish coast; Looe and Polperro are just a few minutes drive away. Slightly further afield are Liskeard and St Austell, not forgetting Pelynt itself which has good pubs, stores and accommodation.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Maps

Directions

From Looe:

Note 1: Hall Barton is a working farm with livestock and farm vehicles likely to be moving around the yard. Please take great care when driving along the access lane and please ensure that you close all gates securely

Note 2: Delightful as it is, driving through Looe, particularly during the holiday season, can be a bit slow. An alternative would be to follow the A38 west to Dobwalls. At the roundabout take the left turn [signed to St Austell] onto the A390 for about 2 miles, then at East Taphouse turn left onto the B3359. This will bring you into Pelynt from the north

Satnav/GPS note: the postcode PL13 2LG is for Hall Barton Farm and is the point shown by the red dot on the two location maps
