Leat Wood is part of the River Lemon Valley Woods, an extensive area of ancient semi-natural woodland and a designated Site of Special Scientific Interest (SSSI). Although just a few minutes drive from Newton Abbot, the wood is in a very quiet and unspoilt setting, being surrounded by National Trust land and areas of private woodland. The wood slopes down towards the River Lemon, but the southern edge is fringed with a small area of meadow which is on high, well-drained and reasonably flat land. In other words, the perfect place for camping and picnics. Just inside the wood's edge is a small, disused quarry, providing a very sheltered spot. Being mainly beechwood, there are many varieties of fungus to be found in the wood. Other species include ash, oak, sycamore, hazel, holly and yew. Woodland plants include butcher's broom and spurge laurel.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Boundaries:
There are green markings on posts and trees along all boundaries.
The southern boundary comprises stock fencing with its own access gate and parking bay. The stock fencing extends part of the way along the eastern and western boundaries, to the point where the fence meets the wood. The northern boundary is mainly a stone wall with some post and wire fencing. There is a public footpath running east to west across the wood, following the line of the northern boundary.
You are welcome to visit this wood by yourself - please take these sales details with you, and do remember to check that it is still available. If you have seen the woodland and wish to be accompanied on a second more detailed visit please contact our local manager.

From Newton Abbot (http://www.devonlink.co.uk/newtonabbot/newton-abbot.php) take the A381 Totnes Road. Turn right at the first roundabout (Ogwell Cross). From here it is just under 2 miles to the wood. After approx. 1 mile turn right at the Village Green. Follow the road down into the village and turn right by the village hall. After about 50 yards, just as the road bends sharply left and downhill, turn right into Mill Lane (no through road). Follow this road and park by the gate on your right. There is a Woodlands For Sale sign on the gate. Go over the gate and follow the stock fence up the left-hand side of the meadow for about 200 yards to the gate bearing a sign for 'Leat Wood'.
