Milcombe Wood - SOLD, Cornwall - About 5 ½ acres, £39,000

Milcombe Wood - SOLD

Milcombe Wood sits at the eastern end of a larger area of private woodland which is set in a secluded valley.

The woodland is reached along well-made, level tracks.  Other tracks criss-cross the wood making for ease of access to all areas.  One track leads to a large tree stump near the south-west corner of the woodland; the stump makes an ideal platform for views out across the surrounding farmland and countryside and to watch the buzzards gliding overhead.

Much of the woodland is made up of mature oaks, believed to have been planted in the 1920's. Bluebells carpet the ground beneath the oaks, providing a striking and beautiful display of colour in the Spring.

The remainder of the woodland was felled some years ago and this area has regenerated naturally with a mix of trees and woody shrubs including birch, sweet chestnut, western hemlock, broom and gorse. Natural regeneration

Wildlife abounds in this unspoilt and tranquil valley.  Deer (mainly roe), badgers and smaller animals are much in evidence, woodcock frequent the streamside area along the Eastern boundary and there are many species of songbirds and butterflies to be seen and heard.

This is a very peaceful and 'typically Cornish' location, the wood being surrounded by further woodland and open farmland. Whilst it really does have that away from it all feel, it is easily accessible and only a short distance from Looe and Polperro. Cornish fishing villages

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From Looe:

Note 1: Hall Barton is a working farm with livestock and farm vehicles likely to be moving around the yard. Please take great care when driving along the access lane and please ensure that you close all gates securely

Note 2: Delightful as it is, driving through Looe, particularly during the holiday season, can be a bit slow. An alternative would be to follow the A38 west to Dobwalls. At the roundabout take the left turn [signed to St Austell] onto the A390 for about 2 miles, then at East Taphouse turn left onto the B3359. This will bring you into Pelynt from the north

Satnav/GPS note: the postcode PL13 2LG is for Hall Barton Farm and is the point shown by the red dot on the two location maps
