Ogwell Meadow is easily reached from Newton Abbot and yet set in very peaceful and scenic surroundings. The meadow has mature woodland (part of the River Lemon Valley Woods, a Site of Special Scientific Interest, SSSI) on three sides and further pasture on the fourth. From the entrance point in the south-western corner, the meadow rises over about the first quarter of its length and then flattens out over the remainder, offering views towards the Teign Estuary looking east and Dartmoor to the north. The grassland is fully converted to organic status and was until recently grazed by an organic dairy herd.
The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Boundaries:
The meadow is securely fenced (stock fencing) along the northern, eastern and western sides. The southern boundary is walling with some post and wire and a gate to an adjoining field. This boundary could easily be made stockproof. The wall on the south and fences to the east and west form the boundary whilst on the northern side the boundary is the southern edge of a track which runs the length of the meadow. The course of the track is marked with a line of posts.
All boundaries are marked with blue paint on posts and trees.

From Newton Abbot (http://www.devonlink.co.uk/newtonabbot/newton-abbot.php) take the A381 Totnes Road. Turn right at the first roundabout (Ogwell Cross). From here it is just under 2 miles to the wood. After approx. 1 mile turn right at the Village Green. Follow the road down into the village and turn right by the village hall. After about 50 yards, just as the road bends sharply left and downhill, turn right into Mill Lane (no through road). Follow this road and park by the gate on your right. There is a Woodlands sign on the gate. Go over the gate, up the short incline and over a second gate. You are now in the meadow.
