Ogwell Mill Wood - About 3 ¼ acres, £35,000

Ogwell Mill Wood

As the name implies, Ogwell Mill Wood slopes down towards the mill (now a private residence) and the ford across the river Lemon.  The wood is part of the River Lemon Valley Woods, an extensive area of ancient semi-natural woodland and a designated Site of Special Scientific Interest (SSSI).  It is easily reached from Newton Abbot yet is set in very peaceful surroundings.  The main species within this mixed wood are beech, ash and oak, but many other varieties are present too, along with a variety of shrubs and woodland plants, the whole woodland floor being covered with wild garlic (ramsons) during the spring.  All along the southern edge of the wood is a strip of meadow which, towards the eastern boundary, opens out into a delightful secluded bay edged with gorse and bracken.  Here the ground is flat enough for picnics, camping and many other activities.

The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From Newton Abbot (http://www.devonlink.co.uk/newtonabbot/newton-abbot.php) take the A381 Totnes Road.  Turn right at the first roundabout (Ogwell Cross).  From here it is just under 2 miles to the wood.  After approx. 1 mile turn right at the Village Green.  Follow the road down into the village and turn right by the village hall.  After about 50 yards, just as the road bends sharply left and downhill, turn right into Mill Lane (no through road).  Follow this road and park by the gate on your right.  There is a "Woodlands For Sale" sign on the gate. Go over the gate and follow the stock fence up the left-hand side of the meadow for about 75 yards to the gate marked 'Ogwell Mill Wood'.
