Cerden Wood, Devon - About 3 acres, £45,000

Cerden Wood

Cerden Wood is idyllically set on the gentle mid slopes of the Axe Valley in East Devon within an easy walk of the pretty village of Hawkchurch. The woodland is accessed via a stone forestry track and has fine views over the valley.

Cerden Wood has the highly desirable feature of a large spring fed pond, once used for private fishing and boating. A clearing and picnic bench is a lovely place to sit and relax.

The young woodland forming rapidly is naturally regenerating birch and willow with older re-growing coppice stools such as sweet chestnut and hazel and is thriving in the open sunny aspect. A cluster of mature oak, ash and haze in the north western corner forms a pleasant sheltered wooded area. In the spring an understory of bluebells makes this a highly attractive area. Bluebells are numerous in clearings throughout the site and show how the ground flora will look once the young trees are more established and provide the perfect balance of light and shade.

Cerden Wood is abundant in wildlife and its open aspect is ideally suited to observe and photograph species such as roe deer, fox and badger, all of which have been seen here. Wild birds include the greater spotted woodpecker and coots which nest quietly in the watercourse. The peacefulness and open aspect make bird watching a real joy here.

The woodland name of 'Cerden' is the original name for the local town of Chard. The name means 'house on the rough common' from the Old English word 'ceart'

With ample space for private camping, the woodland is well suited as a base for exploring the wonders of east Devon and west Dorset. Within a short distance of Hawkchurch is the popular coastal town of Lyme Regis - famous for its Cobb where the film 'The French Lieutenant's Woman', was shot.. The Jurassic Coast is well known for geology and fossil hunting - a fun activity for both children and adults.

Buses connect Hawkchurch with Lyme Regis and Axminster, which also has a mainline station on the London to Waterloo line. The famous 'River Cottage Cafe' can be found in Axminster along with numerous independent shops and cafes. Also on the bus route is the well-known market town of Bridport with its busy farmers market.

Take care near watercourses when viewing the woodland and cross any rustic bridges with care when wet.
