Church Green Wood is a peaceful woodland set near the top of the Ball Hill valley near Farway village. It is predominantly mature and well-thinned conifer but with a good mix of broadleaved trees along a hedge bank to the east of the woodland. The woodland boasts a good internal track, great views of the valley from the eastern boundary, a pond area, and an excellent opportunity to watch wildlife.
Upon entering the woodland, descending along an established forestry track, please take your time and take in the peaceful surroundings. Look out for a stack of tree branches on your right as deer shelter here on occasion and you may be lucky enough to see them skip away in front of you. There are roe deer who use the area but also a herd of white fallow deer.
Stay on the track and look out on your right to access the eastern boundary, indicated by a traditional hedge bank. Follow this to the north and you will find an overgrown pond; an excellent habitat for flora and fauna. The restoration of this pond area could be a fascinating project for a purchaser who may find the Pond Conservation website useful.
There are many open areas in which you can create your own camping spot if you want to stay overnight and be with the owls, badgers and foxes that explore the woods at dusk.
The woodland has a mix of well managed, straight-growing conifer timber at an impressive height and size which could be used for a variety of timber projects. The broadleaved trees such as ash give a more varied habitat. Due to the variety of habitat areas within the wood, from clearings to the conifer trees to wetter wooded areas, many different flora species are found in the spring and summer and a variety of fungi abound in the autumn.
The woodland is accessed by a stone track from the road giving potential for timber extraction.
Church Green Wood is located in a beautiful area near Ball Hill, which is convenient for the Jurassic coastline. The coastal towns of Sidmouth and Lyme Regis are both nearby. The market town of Honiton is just a ten-minute drive offering a good range of shops and a train station.
Particulars and plans were prepared by our local manager Stuart Brooking.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
