Elm River Wood

Elm River Wood is a mixed age woodland, being in the enviable position of having the river Lemon flow through its northern section. The river Lemon must surely be one of the prettiest of rivers. Surrounded by other areas of private woodland and meadows this is a haven away from home. Conveniently situated within 10 minutes's drive of the A38 with a good stoned forestry track all the way from the highway to the entrance.

The river flows near to the northern boundary of the woodland and is of a good size for family enjoyment and small scale fishing. The importance of the river within the landscape is reflected in the name of the woodland, Elm River is the Celtic name for the river Lemon.

To the north of the river is a small but stunning section of mature broadleaved woodland that includes large oak and beech trees, some of which are ideally placed for a rope swing across the water!

Immediately south of the river is a younger woodland that is partly planted and partly regenerating. Tree species here include birch, hazel, willow and alder. The purchaser would be able to nurture these trees which will soon form a private and attractive wooded area.

Separate to the south of the access track to the woodland is an area of mature Douglas fir conifer trees planted in 1967 with fine views towards Dartmoor. The Douglas fir trees allow a small commercial timber crop of interest to the purchaser and could be milled using a mobile sawmill within the woodland perhaps to use on the construction of a ‘forestry store’. This area of the woodland is open at ground level but has a good canopy giving shelter from the weather.

Wildlife is plentiful within Elm River Wood. There are signs of deer and foxes using the wood whilst otters are known to use sections of the river Lemon. Bird life observed includes buzzards, tawny owls, jays and numerous small birds.

Part of the access track is also a bridleway linking to Dartmoor providing fantastic walking and off-road cycling. There is also a good tavern at Ilsington that can be reached on foot in around 45 minutes.

As well as the magnificent surroundings of Dartmoor, there are numerous other interesting places near to the woodland, from the ancient stannary town of Ashburton to the market town of Bovey Tracey and the wonders of the National Park of Dartmoor. The nearby coastal Torbay has numerous beaches and activities.

- To view this woodland please first contact the agent to register your interest and to acquire the code for the padlocks.

- Once you have arranged to view then from Exeter head south on the A38 and take the exit for Ashburton sign posted B3352.

- From the slip road turn right at the junction (heading towards Ashburton) and cross back over the A38 and turn right signposted Exeter A38 to re-join the A38 northbound.

- If travelling from the Newton Abbot take the A383 towards Ashburton and continue along the road for around 5 miles, driving past the turn to join the A38 towards Plymouth

- Proceed for around half a mile along the A38 northbound then take the exit signed for Newton Abbot (A383), Bickington and Widecombe.

- Take the first left hand turning signed Widecombe and Sigford and drive up the hill.

- When the road levels out, look for a large large doubled gated entrance on your right with a www.woodlands.co.uk 'woodlands for sale' sign on the left hand gate. If you get to Hooks Cross and see another 'woodlands for sale' sign you have gone too far!

- If the gate is locked then enter the code and open the gate (please close behind you unless the gate was already open).

- Drive carefully down the track until you reach a second gate with a 'woodlands for sale' sign on it. Enter the second gate code here if the gate is locked and again please shut the gate behind you unless the gate was already open.

- Here there is a large parking area and stacking area for timber which this woodland has a right to use.

- Follow the main stoned track on the left after the large parking area and head down the hill.

- Continue down the main track until you come to a wooden gate at the bottom of the hill.

- Using the supplied code open the gate and turn left. Continue along the track taking care of users as this section of track is a public bridleway.

- After around 200 metres you will find a stoned vehicle turning area and you will see an entrance ride stop to the southern area of the woodland in front of you with a 'Elm River Wood' name sign on it. Park outside this leaving the track clear. On your right you will see another ride stop which is the shared entrance with one other wood that leads to the northern section of the woodland and river, accessed over a bridge.
