Sweethill wood is situated approximately 2 miles east of the small village of Sidbury which lies in the Sweetcombe valley in the county of Devon. The closest town is Sidmouth which is 2 miles south of Sidbury. The area was declared as an area of outstanding natural beauty in 1963 and the small Saxon village of Sidbury is at the centre of this area.
Sweethill wood is a bright, south-facing woodland. A level area in the north which slopes down to the south to adjoin open fields offering fantastic views of Sidmouth and the sea beyond.
The woodland has a good mixture of different species. To the north of the wood is a swathe of Scots pine on a level plateau which extends to an area of larch. Hidden within this section are some beautiful twisted old oak trees, some perfect to climb and you can rest amongst the branches.
Further areas of varied mixed broadleaved trees (possibly ancient woodland) with the added interest of mixed, wet woodland make Sweethill wood a really diverse and unique wood.
The soil of Sweethill wood is a mix of reddish, fine, loamy or fine silty clay soil, with deep well-drained coarse loamy soils mainly on steep scarps at the top of the wood. The underlying geology of the area is described in the British Geological Survey at the very top of Sweethill wood having clay with flints and chert which is ringed with a thin band of upper green sand. The soil on the lower area is more like shrinkable clays.
With a varied terrain one can easily find a secret spot in which to enjoy the wonders of nature, camp or picnic. Badgers snuffle through the woods and watching them play at dusk is great fun! Roe deer are also in residence.
The purchaser will have vehicular access into the woodland without restrictions although owners may prefer to use the car parking area.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

From the A30 at Honiton, follow signs for Sidmouth and Honiton town centre, joining the A375. Follow this road for 5 miles after signs for Sand House. Take the next turn on the left just before entering the village of Sidbury, towards Cotford. Take the next left, follow the road up the hill and look out for a right turn near the summit where you will see a red metal gate and a public bridleway sign. Go through the gate, and close behind you.This is the track down to the woods. Follow this track for about three quarters of a mile until you reach a gate at the end with a stile next to it. Go through the gate and turn left, through another gate with 'woodlands for sale' marked on it.
Continue down to a pedestrian gate where you will see a 'woodlands for sale' sign. Go through this gate and turn right and walk along the private track which follows the fence line. Follow this until the large open track where you turn left. Follow this track for about 150 metres until you see the sign for Sweethill wood in front of you.
From Exeter follow the A3052 towards Sidmouth. At Sidford turn left at the main crossroads onto the A375, signposted to Honiton. Enter Sidbury and turn right onto a narrow road next to the church. Take care as very tight. Follow this road over a bridge and turn left at the T Junction. Take the next right up a hill looking out for a right turn near the summit where you will see a red metal gate and a public bridleway sign. Follow the directions as above after parking.
