Yeo Water Wood & Meadow - SOLD

Yeo Water Wood & Meadow is located in an idyllic setting. The river Yeo is a tributary of the river Taw which runs along the northern boundary of this woodland. The word ‘Yeo’ is an old English word meaning river. The meadow is sited next to a shared private parking area where a picnic bench has been placed for the exclusive use of this wood and neighbouring woodland owners. From here fine views of the river and Park Mill Bridge can be enjoyed. The bridge being late 18th century to early 19th century is a humpback single segment arch made of local mudstone. .

There is a local fishing club from which a permit to fish along this section of the river may be purchased.

For the wildlife enthusiast the river bank setting is ideally suited for observing river dwelling animals. If you are very lucky you may be privileged to see one of the secretive otters known to be here or glance a kingfisher darting along. Be sure to look for the graceful Grey wagtail feeding on the river edge. The river Taw is the basis for the legendary wildlife novel 'Tarka the Otter: His Joyful Water-Life and Death in the Country of the Two Rivers' written by Henry Williamson and first published in 1927.

To the south of the meadow, across a little used country lane is a glorious mature broadleaved woodland, mainly formed of tall oak and ash trees complimented by birch, beech and hazel. The woodland is accessed via a forestry track into a large level clearing that was historically a quarry. The woodland is highly attractive and is currently has deer tracks zigzagging up the sloping areas.

Locally there are plenty of quiet country lanes in which to walk or cycle including the famous Tarka trail, a walk designed to follow the areas featured in Henry Williamson's book. Nearby there are numerous traditional small towns offering plenty shops and facilities.

Please view Yeo Water Wood with care, the topography of woodland can be undulating so be aware to avoid slips, trips and falls, especially near the river bank. Also, as part of the woodland is around the lip of an old quarry, you are advised to take care if you choose to walk around this area and keep away from the edge of the quarry. Enjoy your viewing!

To the south of the quiet country lane is the wooded part of Yeo Water Wood. The northern boundary of the woodland runs along the woodland entrance track and partly along the road and is indicated by green markings on trees. To the east and south are old wood banks with green markings on trees.

The western edge of the woodland is indicated by a line of posts with green markings.

Directions

- From Exeter take the A377 towards Barnstaple.

- Continue Through Crediton, staying on the A377. After around 6 miles take the left turn onto the B3320 signposted to Winkleigh, Bideford and Torrington.

- If you are travelling from Barnstaple take the A377 towards Crediton and after about 26 miles, upon reaching Morchard Road take the right turn onto the B3220 signposted towards Winkleigh, Bideford and Torrington.

- From here the directions are the same from both directions. After about 3 miles turn right at Hobby Moor Cross, signposted to the village of Coldridge.

- Continue into the village, past Old Village Cross and turn right onto South View, heading north.

- Continue on this country lane, past a turn on your left to Brushford.

- Continue past a small industrial unit and Millallers House, both on the left.

- After half a mile look out for a 'woodlands for sale' sign on your left on a double gate. Continue past this sign and follow the road down to the next gate on your right with a 'woodlands for sale' sign on it. Park carefully outside the gate leaving access or just back up the hill in a small lay-by on the other side of the road.

- Climb carefully over the gate (the purchaser will get a code to use this gate) and walk straight up the track in front of you. You will see Yeo Water Wood on your right.

- To access the woodland area take the first track on the right up to a shared parking area and you will see the entrance to Yeo Water Wood on you right indicated with a 'Yeo Water Wood' name sign.

- To access the meadow area carry on down the country lane from the main entrance gate of Yeo Water Wood until you see a large lay-by on your right just before the river. Park here.

- Over the road climb carefully over the gate (again the purchaser will be provided with a key to the gate) and you will see the entrance to the meadow area of Yeo Water Wood through the next gateway passed the shared picnic area.
