Bear Wood - SOLD, Essex - About 3 ½ acres, £39,000

Bear Wood - SOLD

An enchanting ancient woodland located close to the attractive village of Wickham Bishops . As you approach Bear Wood along the woodland track you already get the feeling that you are somewhere special.

A wonderful mix of mature oak, hornbeam, sweet chestnut and ash with the occasional conifer trees. Carpeted with an amazing display of Bluebells in the spring,  Bear Wood is an excellent  example of a varied broadleaf woodland with lots of native flora.

A haven for wildlife - badgers, muntjac deer and foxes are often seen. A recent survey counted over thirty different birds that inhabit this area.

In the past, hornbeam and sweet chestnut have been successfully coppiced here.  Three sides of the wood’s rectangular ground-plan are bounded by private woodland, while the northern edge looks out over views of open farmland. The access track is good and passes through other areas of private woodland.

Bear Wood is conveniently located - just ten minutes from the A12 and 30 miles from the M25 and with excellent local services including pubs and a village store within a short drive, set on gentle slopes this is an ideal wood for family forestry.

Because the woodland is so special it has a tree preservation order on it.  This simply protects the woodland and does not prevent woodland management - free guidance is available from the Forestry Commission and other organisations.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From the exit of the A12 sign-posted "Witham" go past the petrol station on the right, then straight over the round about onto Hatfield road: after about a quarter of a mile turn right into Maltings Lane.

Continue straight over the roundabout until you stop at the 'T' junction of Spring Lane.

Turn right and continue under the bridge until you come to some part time traffic lights turning left into Blue Mills Hill sign-posted "Wickham Bishops/Golf Club".

Carry on over the narrow river bridge and up the hill with woodland on your left just before the second "no overtaking" sign there is a wooden five bar gate with our sign attached.

Please park to one side of the gate so as not to block the access and park safely off the road. Climb over the gate with care and continue along the access track until you reach the wood (about 260 yards) on your right.

Satnav/GPS note: the postcode CM8 3NQ is for the point shown by the red dot on the location  map.
