De Staunton Wood - SOLD, Essex - About 4 ¼ acres, £49,000

De Staunton Wood - SOLD

Arriving at De Staunton Wood you feel you leave the outside world behind you: this is a special place.  The woodland is believed to be Ancient and forms part of the original woodland that belonged to Alresford Hall. Set well away from noisy roads this truly is a forgotten haven.

The entrance is marked by a ride-stop. Venturing past the entrance a private track dissects the woodland and allows excellent access to all areas of the wood. To the west of the track the ground slopes away gently with an area slightly steeper towards the bottom of the woodland. To the east of the track the woodland is more level with an old pond which is surrounded by sweet chestnuts and oaks.

The western boundary of the wood offers uninterrupted views across fields towards a beautiful valley.  Resident Fallow deer can be seen moving back into the woodland from these open spaces at dawn and form part of the rich tapestry of wildlife  that occupies the woodland.

De Staunton Wood is surrounded by other areas of private woodland on 3 sides, the benefits of this being evident in the diverse wildlife and habitat. Muntjac deer, fallow deer, rabbits, foxes, hares and squirrels can be found along with numerous species of bird.

The woodland has a large variety of trees. Mature oaks and sweet chestnut dominate the wood with beech, silver birch, holly and hazel also being present.

Conveniently located - approximately 5 miles from the south east of Colchester and under a mile from  the village of Alresford.  There are excellent local services including a cafe and a village store within a short drive or cycle ride.

There are no public footpaths through or adjacent to the woodland and the woodland is protectedby a tree preservation order.  This simply protects the woodland and does not prevent woodland management - free guidance is available from the Forestry Commission and other organisations.

Particulars and plans were prepared by our local manager, Matt Marples.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

From Colchester take the A133 Clacton road and at the top of Clingo Hill turn right, sign posted Wivenhoe and Brightlingsea and within approximately 1/4  mile at the traffic lights turn left onto the B1027. Continue for approximately 2 miles to the village of Alresford. After passing the outskirts of the village the road bears left and drops slightly and then bears right passing "Brook Barn" on the left.

Immediately on the right is a junction with a track marked "Plumptons farm" and a larger sign for "Cemex Angling Club." Take this track and continue along it . Young Alder trees run along the sides of the track and horse paddocks occupy the fields. After approximately 300 metres you will come to a junction with the track bending sharply right. Carry straight on with the wood on your right and paddocks to your left.

The Track will bend sharply right after  700 metres and have woodland on both sides. 100 metres on the right hand side will be a new metal gate and a Woodlands for sale sign.

Please park to one side of this gateway making sure you do not block the track or the gate. Please climb carefully over the gate and follow the main ride directly in front of you.

After 150 metres take the ride to your left and follow the blue paint markings down the side of De Staunton wood until you reach the wood entrance.

From elsewhere in the Tendring Hundred, follow routes to Brightlingsea and then Alresford. The track junction will be on your left on the Brigtlingsea side of Alresford Village. Then follow directions as above from "Cemex Angling Club."

Satnav/GPS note: the postcode CO78BA is for the point shown by the red dot on the location  map.
