A small woodland situated on the A148 to Cromer just outside Holt. It is a mixed broadleaf woodland with some superb mature trees. For example, there are a number of large and gnarly beeches, and quite a few very large sweet chestnut and oak. Much of the understorey is native holly with hazel, goat willow, rowan and whitebeam. There are also some large sycamores and scattered cherry throughout.

To the west of the woodland is some very old sweet chestnut coppice indicating that perhaps this whole woodland was once worked as coppice.

Access is good with a private track directly off of the A148 about 100m west of the layby.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

The woodland is situated alongside the A148 Cromer Rd at High Kelling. From Holt take the A148 towards Cromer. As you come into High Kelling, there is the hospital signposted on the left and, a little further on, a layby on the right-hand side where the "Woodlands for Sale" sign is. Kellingside Wood starts just where the layby ends and follows the road back towards Holt for a little more than 350m. Park in the layby and walk along to view.
