Martin Wood - SOLD, Lincolnshire - Over 4 acres, £35,000

Martin Wood - SOLD

Martin Wood forms part of an ancient woodland previously known as Buslingthorpe Wood. Most of the original woodland was felled in 1960 and the area allowed to regenerate naturally with ash and oak trees becoming prominent whilst large areas were left for coppice. Thus Martin Wood now feels truly natural. You will find areas of thick coppice ash, willow, aspen, hazel, blackthorn and hawthorn within the woodland.

Martin Wood is bordered by farmland on its long eastern side and this ensures that the woodland gets plenty of sunlight and access to views across arable fields through the blackthorn and hawthorns surrounding the wood edge. Being set on level ground with very good access suitable for most cars along wide rides, Martin Wood is an ideal woodland for family forestry. It has a number of small glades near the entrance, one of which is filled with long grass - making a perfect spot to camp or picnic. The northern end of the woodland is alive with bluebells in spring and is totally different from the younger southern end. Mature Ash trees break the canopy and allow dappled sunlight to illuminate the ground.

The woodland near the entrance is incredibly thick in parts and it is easy to disappear from view, while other more accessible places give a varied habitat. Anyone interested in coppicing or green wood-crafts would find this a suitable woodland as it has some well established areas of sustainable coppice. Many of the trees in Martin Wood are still in their early years and the owner will have the pleasure of watching their woodland grow and mature.

Anyone viewing the woodland should take into account that the rides and glades have recently been re-established. These rides will flourish over the next year and they provide the woodland with open spaces for "edge species" and small mammals. New sedges and grass will encourage the deer, hares and rabbits as well as a host of insects and bird life.

As the woodland forms part of a much larger woodland wildlife habitat, it is home to a variety of animals including muntjac deer, roe deer, hares, rabbits and squirrels. Willow warbler and woodcock have been sighted here as the habitat appears ideal for them.

Ten minutes south of the thriving town of Market Rasen, north east of Nottingham and south west of Grimsby. It is surrounded by small hamlets many of which have bed and breakfast accommodation and good local pubs. Market Rasen town centre has a distinctive 19th century red brick appearance centred around an active market place dominated by a medieval church albeit much "restored" in the 19th century. The town is known for its racing, as well as its rugby and golf clubs. Market days are Tuesdays, Fridays and Saturdays.
