Ancient woods are rare and beautiful, they evolve over long periods of time giving them a special aura. Moat Wood is no exception: it's a beautiful mixed broadleaf wood with evidence of old coppice, there are some fantastic mature oaks, along with hazel and hornbeam being the predominant species.
This woodland is also home to an amazing variety of wildlife, it is quite rare to find four different species of deer in one woodland, these being Red, Roe, Muntjac and Chinese Water deer. Hares, Badgers, Foxes, Buzzards and Tawny owls can also be found here.
The woodland is believed to have historic and medieval associations with a former Augustine Abbey at Flixton Priory it was also used extensively during the Second World War. This again makes this wood rather special and very atmospheric.
A seasonal stream marks the eastern boundary with open farmland beyond thus allowing the morning sunshine to bath and warm the woodland. If you are quiet you may find a deer resting in this part of the woodland. Bordered to the west and north by further private woodland and to the south along its entire boundary is a private metalled road thus allowing easy access for any family car.
Because this is special woodland it is protected as a SSSI (Site of Special Scientific Interest). This does give a new owner the satifaction of knowing that they will be the guardian of a wood that forms part of our national heritage.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

From the centre of the village of Flixton ( B1062 Homersfield-Bungay Road ) take the road sign-posted South Elmham Village. Proceed through the village and up the hill past the "Woodlands for Sale" sign on your left hand side. Follow the road for a short distance and then turn Left opposite Grange Farm.
You may need to open the cattle gate and then drive along the concrete track across the field to the woodland. Once into the woodland you will come to a gate on the left.
Park here and you have reached Moat Wood.
