Coed Berwyn, Gwynedd - Over 2½ acres, £15,000

Coed Berwyn is a small mixed woodland close to the town of Llangollen and Vivod on the north-eastern edge of Wales. It would make an ideal woodland to coppice and manage for wildlife and woodalnds products.

The woodland is north facing and slopes quite steeply down from the upper boundary to the main road. On close investigation you may find the remnants of an old track that traverses the land. As the woodland is in a long narrow strip there is good access along the minor road that forms the southern boundary. There is also access to a small gated parking area immediately off the minor road.

The predominant trees are larch and they are spread evenly throughout the woodland along with a mixture of broadleaf trees including an area of some quite mature oaks down by the roadside. The other broadleaves include some young ash, birch and beech. On the upper boundary there are a couple of mature douglas firs. These conifers could be removed in favour of the native trees and coppicing the remaining broadleaves to provide a source of firewood which would have the added benefit of creating a more diverse habitat for the local wildlife which frequently visit the woodland.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

Take the A5 from Llangollen and you will pass a 'woodlands for sale sign' on the left. Take the first left, just after our second sign board and sign posted to Vivod - as this is a rather a sharp left you may wish to continue along the A5 and find a suitable turning place. Continue up the hill for about 300 metres and just before the road sweeps sharply to the right you will see the entrance on the left. It is possible to park a vehicle just outside the locked gate while maintaining a clear road.
