Coed Gelli Isaf

Coed Gelli Isaf, or Lower Grove Wood, is a broadleaf woodland of native oak and birch. It faces towards the north-east and the terrain varies from gently to steeply sloping but also includes many level areas spread throughout the woodland. In some parts of the wood the ground is strewn with moss covered boulders and in other places old dry stone walls can be found. The ground flora is very diverse with many native woodland plants including common cow wheat and some extensive areas of bilberries.

Access to the woodland is from the A496, through a gated entrance and then up a good track that is suitable for four wheel drive access. The track snakes up the hill as shown on the plan, through a second gate, then continues further up the hill and arrives at Coed Gelli Isaf where a set of steps can be seen going up to the left. Here there is also a wide turning and parking area belonging to this woodland and a narrower level area that would be suitable for placing a shed or small tool store.

From the parking area a set of steps and path leads up in to Coed Gelli Isaf and to the large clearing featured in the photographs. The steps are made from ash trees from this woodland that were felled to create the new access track. The clearing also has two sturdy benches that were sculpted from a nearby fallen oak tree. The ground here is level and this would make an ideal area for the owners to camp - there is even a big stack of logs nearby ready for a camp fire.

The woodland is just under two miles from the village of Maentwrog where there are good local facilities including a couple of good pubs and B&Bs. The towns of Penrhyndeudraeth and Blaenau Ffestiniog are only a few miles away.

An old public footpath crosses the land as shown on our Bing OS map link. The path is not waymarked, it is not defined on the ground and there is no evidence that anyone uses the footpath.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

The western boundary follows the access track and a stone wall. The southern boundary follows an old tumbled down stone wall. The eastern boundary is formed by a stone wall. Take the A496 out of Maentwrog and towards Harlech. After about two miles you will see a gated entrance and our "for sale" sign board on the left. Continue along the main main road and you will find two large lay-bys on the right. Park here and walk back down the road to the gated entrance to gain access to the woodland.
