Coed Mostyn - SOLD, Flintshire - 3¼ acres, £29,000

Coed Mostyn - SOLD

Coed Mostyn, or Mostyn Wood, is located close to the village of Whitford in Flintshire in north east Wales. It is a small woodland of a size that could be easily managed and maintained. It contains a mixed selection of trees but this is mostly made up by broadleaves. These include sycamore, beech, lime, elm, holly and oak.

The wood is of much historical interest. It was once part of the Downing Estate and was owned by the Pennant family who held estates in the Whitford and Holywell areas continuously from the 1450s until the middle of the 19th century. The grounds at Downing were designed by the naturalist and antiquary Thomas Pennant in the late 1700s. Additions by his son David in the early 19th century included an important collection of trees. The estate is now on the Cadw register of landscapes parks and gardens of special historic interest in Wales.

Access to Coed Mostyn is down a shared private track. This provides easy four-wheel-drive access up to the southern edge of the woodland. From here the track turns to the left and continues steeply into the wood. Further along the gradient then reduces to provide access into the more level areas of the upper wood. Here a clearing can be found and then a small path continues south where it follows an earth bank feature that is probably the remnant of an ancient hedgerow. About halfway into the woodland along the main track a second path branches off to the right. This provides access up to the eastern boundary and another small path leads off this track up to a small level clearing which might be ideal for secluded camping.

A public footpath crosses the eastern half of the woodland.

Particulars and plans were prepared by our local manager, Rob Starbuck. Photographs were taken in July 2012.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

Take junction 31 off the A55 signposted towards Holywell. At the roundabout take the exit towards Whitford. At the next roundabout go straight on and then immediately take the first right towards Whitford. When you arrive in the village turn right at the staggered crossroads. Then take the first left onto a narrow lane. You will shortly arrive at a T junction where you should turn left.

Continue for about 500 m and then turn left at the sign reading 'The Downing, private road'. Follow this driveway around a bend to the right and then park close to the wooden gate across the track. Please park tucked close into the wall to the left of the gate whilst being careful not to obstruct the access.

The gate is locked: either climb the hinge end of the gate, or step through the gap in the fence to the right of the gate. From here continue on foot along the track to the west. The track curves around to the left and down. Take a right turn off the track and continue along and past our 'for sale' board. You will enter Coed Mostyn just a little further up the track.

Boundaries:

The west and south boundaries adjoin other private woodland and follow a raised bank. The north boundary adjoins agricultural land. Part of the east boundary follows the access track; the remainder is clearly marked with posts. All boundaries are marked indicatively with purple paint on trees and posts.
