Coed Rhydonnen - SOLD, Clwyd - 8.24 acres, £35,000

Coed Rhydonnen - SOLD

Coed Rhydonnen is a fairly mature mixed woodland very close to the river Dee and set between the towns of Corwen and Llangollen, close to the Welsh border county of Clwyd. The woodland is tucked away in a very quiet valley but is still close to local amenities. The woodland is within easy walking distance of the village of Glyndyfrdwy where there is a small post office and a station for the Llangollen steam railway.

The woodland has two separate accesses, the main one being a private gated entrance from the road. There is a level parking area and from here several tracks lead into the woodland. A fast flowing stream winds its way through the woodland and one track continues upstream from the entrance for a short way providing vehicle access. Walking a little further up this track you will find a small clearing with some benches. Another good track runs parallel to the main road, although currently slightly overgrown, by clearing a few trees from the track it would provide vehicle access all along the southern boundary. The second alternative access route is through some other private woodland to the west, from here a short track allows access into some of the higher ground around the western edge of the woodland. From the end of the track a small path continues down the slope and towards the main entrance.

Much of the woodland is in steep sided stream valley running north to south and most of the rest of the wood is on a warm south facing slope that levels off towards the top edge. There are several miniature water falls and pools further up the valley where the stream has cut a deep channel into the bedrock. In spring and early summer the ground along the eastern side of the stream is richly carpeted with wild garlic.

There is a old public footpath through some of the woodland although it is poorly defined on the ground and probably very little, if ever, used.  The vendor will retain a right of way over the small area at the entrance to access his small area of retained woodland.

The trees around the main entrance are mainly Douglas fir, this area is well thinned and feels open with many large and mature specimens. This is contrasted by the denser areas with smaller trees to the west and this changes to predominantly western hemlock towards the north end of the woodland. There is also a small scattering of mixed broadleaved trees throughout the wood

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
