Coed Tal - High Wood, Gwynedd - 10 acres, £39,000

Coed Tal - High Wood

Coed Tal or High Wood is a fair sized woodland in a very secluded and quiet setting.

The woodland is generally sloping with a northerly aspect. The trees are mainly norway spruce with a little larch, douglas fir, western hemlock mixed in and also some established stands of mature broadleaves that include oak, beech and sweet chestnut.

Coed Tal has two separate accesses. The first is a newly constructed access track that leads from the minor road, down to the woodland's own turning and parking area. The second access comes up from the bottom of the hill at the junction with the A496. They both provide access all along the northern boundary of the wood. From the parking area there are a couple of steps down and then a clear path heads west and meanders providing access on foot through the middle of Coed Tal. The path continues and the gradient flattens off towards the western edge, here the boundary partly follows a seasonal stream and then higher up the slope follows some electricity lines. The path opens out into a good sized clearing that has been levelled and would provide the perfect secluded camping spot. From this western edge of the woodland there are glimpses of fantastic views over the valley opposite.

The woodland is very close to the village of Maentwrog where local facilities include some handy B&Bs and the excellent Grapes Hotel. There are also a supprising variety of useful shops to be found in the nearby towns of Penrhyndeudraeth and Blaenau Ffestiniog. The woodland is centrally located for access to Snowdonia National Park.

Just to the west of Coed Tal is the adjoining land of Drws y Coed. If a larger piece of woodland was required then Drws y Coed could provide a further 8.5 acres. Together with Coed Tal this would total 18.5 acres

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
