Coed Tan is located in a particularly scenic area of North Wales and is also very close to the popular area of the Vale of Conwy. Within only 10 minutes drive of the A55 expressway, the woodland can be very quickly accessed from other parts of North Wales and the Cheshire area. The wood is located within a mile of the village of Llansannan where there is a small shop and two pubs.
Coed Tan is a broadleaf woodland with a varied mixture of mature trees, such as Ash, Birch and Beech but also containing a proportion of Horse Chestnut, Oak and Hazel.
The woodland has a north-westerly sloping aspect and a quiet and tranquil feel. The smaller upper section of the wood is more gently sloping and some areas would be suitable for creating a camping area.
The woodland has good access tracks that currently provide easy 4x4 access. Access to the wood is through a shared gated entrance from the minor B-road and then straight up the shared main woodland track. The track then forks off to the left and goes through the wood. Additional access to the upper part of the wood is possible by continuing further along the main track.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Boundaries: The north-western boundary is defined by the B5382. The north-eastern boundary is marked by the gated entrance into the adjoining wood. The south-eastern boundary follows the main woodland track. All boundaries are marked in orange. The track which runs through the top of the woodland to the neighbouring Coed Rhyd is not included but the new owner of Coed Tan will have full rights to use this track.

Take the A548 out of Abergele and towards Llanrwst. After about 5 miles turn left onto the A544 towards Llansannan. Continue for 4 miles, go through the village of Llansannan and on the way out of the village take the left turn on to the B5382 towards Henllan. Follow the road for just under a mile and you will see the woodland entrance on the right; very shortly followed by our 'Woodlands for Sale' sign board. Park in the entrance and follow the tracks into the wood.
