Coed Traeth, Gwynedd - Almost 16 acres, £49,000

Coed Traeth

Coed Traeth is a  young woodland growing on an unusually level site.  The level ground means that the woodland can get the sun for most of the day and it has a bright and very open feeling.

The land was once a salt marsh, being part of the Glaslyn estuary, and was reclaimed and drained after the building of the cob (a sort of dam) in Porthmadog in the 1800s. This now leaves the woodland placed in a dramatic setting, on the level plain of the river and also surrounded by the peaks of Snowdonia.

The woodland consists mainly of young broadleaf trees fringed with a few more mature specimens. The trees are mostly downy birch and silver birch, but also include many young oaks and a scattered mixture of other species. There is also a small area of larger and well established trees found about halfway along the southern edge of the woodland. Some clear open ground could provide the opportunity for the owner to plant and further diversify the woodland.

There is a private gated entrance with a large hard surfaced parking area that provides room for several vehicles. From here a path can be seen heading directly west along the southern boundary providing access on foot. The path then leads to a larger track that allows access along the western boundary of the woodland. From the north-west corner of the woodland another path follows along the northern boundary and back to the road. Just before you reach the road, a path heads south following close to the road boundary and back to the parking area.

There are several drainage channels that cross the site, and some are surrounded by areas of reeds. These help provide a variety of refuges for wildlife, including an abundance of amphibians with herons also being regular visitors. From the early summer onwards, many migrant birds can be heard calling in the woodland, including chiff-chaffs and willow warblers.

Please take care to avoid falling into the drainage channels when visiting the woodland.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
