Coed Uchaf, or Upper Wood, is a mature mixed woodland high up on the side of the Mawddach valley. It
overlooks the estuary and is close to the southern Snowdonia coast.

The wood contains a mix of trees and is dominated by some large areas of mature and well-spaced fir, spruce and pine that give these areas quite an open feel. There are also a few mature oaks dotted here and there throughout the wood and some small areas of younger native broadleaf trees. The woodland is high up on the side of the valley and has a level area at the top of the wood that could make a secluded camping area and views over the estuary and towards the surrounding mountains can be glimpsed between the trees.

The woodland is easily accessed from a minor road just off the A493. A large area provides ample parking for several vehicles and from here a wide track provides easy vehicle access up to the woodland boundary. The track then continues providing access along the full length of the north-western boundary. From the main track a narrower path branches off and curves up into the upper parts of the wood.

The woodland is very private: surrounded by other privately owned woodland on three sides and adjoining upland fields on the remaining boundary.

The sale includes access to a small seasonal stream that forms part of the north-eastern boundary.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
