Daleford Wood, Cheshire - 5 acres, £29,000

Daleford Wood

Daleford Wood can be found in the village of Sandiway in West Cheshire and close to the popular Delamere forest - Cheshire's largest area of woodland. Daleford Wood is a native woodland with quite a young feel to it. It consists mostly of lots of young birch trees that are well spaced and hence allow much light to reach the woodland floor. A rich diversity of fungi can also be found in many places in the woodland with them being particularly abundant in the autumn and early winter.

Access to the wood is through a gated entrance from the western side of Kennel Lane. From here a vehicle track heads west and along the south boundary of Daleford Wood. The track then arrives in an open clearing where the woodland owner could park their vehicle. From the clearing, a track continues heading directly north along the west boundary of Daleford Wood.

There are many paths that crisscross the woodland. Most of the main paths are marked on the plan but there are lots more that can be discovered while walking in the woodland. A public footpath also crosses the woodland.

The land was once used as an opencast sand mine and the topography in the centre of Daleford Wood reflects this. About halfway along the western boundary a path heads east and into a large bowl shaped depression. In nearly all other places the ground is level and even allowing very easy access throughout the woodland.

To safeguard its value as woodland and wildlife habitat, this woodland is protected by a Tree Preservation Order. Normal woodland management can still be carried out after agreeing a management plan with the local council. We would be happy to help you with this.

Particulars and plans were prepared by our local manager, Rob Starbuck. Photographs were taken in November 2011.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
