Blue Moor meadow is situated close to Wharles and has easy access from the road. The land is sheltered by woodland which surrounds it and also provides a good screen to the motorway. The land is level and fertile and is suitable for equestrian use. The boundaries are well fenced with a new stock wire fence to three sides and an older stock fence in good repair along side the woodland. The surrounds of the meadow are made up of woodland to the north, south and west and open pasture land to the east as well as some great views across to the hills of the Forest of Bowland.
It would be possible to plant new hedges around the boundaries as well as some additional tree planting if desired. There are also some low lying areas which would suit pond creation. Water pipes have been laid and are ready for the new owner to connect to the mains and there is also electricity nearby.
The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

·Locate the M55 motorway and exit at J3.
·Take the A585 to Kirkham.
·At the first roundabout take the first exit on to the B5192 to Kirkham.
·At the mini roundabout bear left – then cross the railway.
·Turn left at the traffic lights signed to Preston.
·At the mini roundabout on the main street go straight on.
·Turn left on to Carr Lane – signed to Inskip/Wharles.
·After crossing the railway turn left onto Moorside – also signed to Inskip/Wharles
·At T junction opposite the ‘Eagle Child' pub turn left – signed to Inskip.
·Turn right onto Salwick Road - sign to Memory Lane Tea Rooms at this junction.
·After approximately half a mile turn right on to Blue Moor Road.
·The entrance to Blue Moor Meadow is approximately 100 metres and to the left. Turn in over the bridge and park. To get to Blue Moor meadow climb both gates.
The Purchaser will be given a key to the gate and a full right of access.
