Dufton Wood is situated amongst beautiful countryside to the north of the Lake District National Park and close to Carlisle. It is a secluded and private woodland bounded by open farmland and forestry land.
Within the wood a large variety of coppiced timber is growing, present amongst them are oak, ash, alder, some hazel, cherry and willow to mention only a few. Larger standard straight grown trees are also growing amongst the coppice. Thriving on the woodland floor are an interesting collection of plant species including wild alpine strawberries and some wild raspberries together with a good carpet of dogs mercury and wood sorrel. A new owner would also discover many more plant species within the wood. The private and secluded nature of Dufton Wood also attracts many different types of birds and animals, which is partly aided by Fellican Beck running gently through part of the wood. Some wet flushes close to the beck further enhance the species-rich nature of the wood and also provide some opportunities to construct small wildlife ponds.
Some small scale woodland management could enhance the wildlife in the wood whilst at the same time providing a good supply of firewood. Dufton Wood could also suit uses for crafts and occasional camping.
Access to the wood is directly from the B5305 via a solid track which leads to two parking areas. Another shared access track passes along the northern boundary of the wood.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
