Ellars Wood, Yorkshire - About 4½ acres, £39,000

Ellars Wood

Description:  Ellars Wood is an ideal place to enjoy the quiet pleasure of forestry management.  Situated on level ground and planted about 8 years ago with Scots pine, the fragrant trees have established well and provide winter colour and good privacy and cover.  Along the road and field boundaries are  larger broadleaved trees such as birch, willow and sycamore; these are the seed  source for the seedlings coming up amongst the pine.

The ride-stop entrance for the wood has a recently cleared track leading to a small clearing where there is some space to park.  From here, the path gives access to a seasonally wet area which acts as a draw to wildlife.  Deer tracks cross through the wood and many woodland birds use the cover of the young pine to nest and roost.

Ellars Wood is part of Grange Wood, a larger woodland designated as ancient re-planted woodland (PAWS).   Ideal for those who would like to have an input in the woodland's development, a little thinning would encourage a more natural woodland character bringing on both selected areas of pine as well as the deciduous trees and give the ground flora more space and light to flourish.

Lease: The woodland is held on a 999 year lease dating from 1952 with a nominal annual rent, the freeholders being the Church Commissioners. The sporting rights are not included but are not exercised.

Access: From Stamford Bridge Road there is vehicle access via a shared woodland track directly into the wood.

The Area: Just 20 minutes' drive from the centre of York, in an area steeped in Roman history, characterised by woodlands, open farmland and pretty villages of stone-built houses in the district of Ryedale.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
