Emms Fell offers an opportunity to purchase a piece of fell land in the south of the Lake District in a picturesque and beautiful area. Emms Fell is very quiet and secluded yet has easy access from the A590. Once on the land you will be able to enjoy the peace and tranquility of the surroundings as well as the great views. It is deservedly in the Lake District National Park which is testament to the beauty and character of the region. The fell offers a variety of features such as rocky outcrops and grassy areas including some flat sheltered areas suitable for occasional camping. There are also some elevated spots with excellent views; it also has a stream with a small waterfall. Emms Fell is bordered by woodland to the east and would make an ideal conservation project as more woodland could be encouraged to grow either by planting new trees or encouraging natural regeneration. Species already growing at Emms Fell include willow and hawthorn and there is also a very diverse ground flora including orchids, pignuts, grasses and ferns and much more. Juniper is found very locally and could be encouraged by planting or seeking out seedlings for protection. Access: after the first gate by the tarmac road the track is classed as a BOAT (byway open to all traffic).
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
Boundaries: These are indicated by pink markings around most of the boundary and are the wall to the south and west, a line of stakes to the north and one metre from the edge of the track to the east.
You are welcome to visit this wood by yourself - please take these sales details with you, and do remember to check that it is still available. If you have seen the woodland and wish to be accompanied on a second more detailed visit please contact our local manager.
