Description: Airdrie Wood is a long stretch of land that has been cleared of a spruce conifer woodland but various deciduous trees are establishing themselves. It has views across open pasture and pine forests.

The more elevated northern half combines bare land with gorse, broom, foxglove, sedges and reeds surrounding some large stumps with areas of wetland and a potential wildlife pond. There are brash piles and signs of regeneration including birch, willow and rowan and some Scots pine and spruce throughout Airdrie Wood. The lower southern half is drier and more even terrain than the more pitted northern area. Both areas would be suitable for some tree planting.

The wood's eastern boundary is along a quiet public road and the west boundary enjoys frontage onto a shared open drain /watercourse. The sunny open aspects to the south and west over surrounding fields and forests can be viewed at leisure from most parts of the wood.

About midway along the eastern boundary on a small mounded area level with the road there is scope for creating a splayed entrance off the public road and a track through to a secluded clearing towards the west boundary (as shown on the detailed map and ground).

Access: to Airdrie Wood is excellent and directly off the B9007 public road either directly off the road (located as shown by the ride stop on the detailed map and ground) or off the shared private track along the northern boundary. A neighbouring farm and wood also have a right of vehicular access over this shared track. Maintenance is according to use.

Sporting Rights: These are owned and included with the land.

Wayleaves: The neighbouring farm has a right to water for cattle at the watering point shown on the map.

Surrounding Area: Airdrie Wood lies in the lower Findhorn River Valley which is somewhat renowned for salmon fishing, canoeing and the spectacular gorge scenery through which the river runs. Randolph's Leap is a popular local geological spot on the river and the Dava Way trail passing nearby is great for walkers or cyclists exploring the wider area. Outside the river valley, the land is a mosaic of farms, forests, heath moorland and lochs providing a haven for indigenous wildlife including rare raptors, Pine Marten, Red Squirrel, Red Deer and Scottish Crossbill. The Findhorn Valley in general (also known as the 'Valley of the Raptors') and surrounding areas, including the Cairngorms National Park and Moray Firth, are indeed a wildlife watcher's paradise. The attractive and historic Royal Burghs of Forres and Nairn and the beach at Findhorn are 12-15 miles to the north. The City of Inverness, Aviemore resort and the Spey Valley are all within 30-45 minutes' drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
