Denmuir Wood - SOLD

Description: A diverse woodland situated either side of a small pretty burn on gentle undulating terrain. The top half of the woodland is characterised by tall open conifers to the northwest and denser, younger Norway spruce to the northeast. The central eastern area has an enchanting ambience created by a mixture of secluded bright clearings, widely spaced broadleaves, stone outcrops and a network of paths. To the south there is a more open area of native deciduous trees including ash, sycamore, beech, birch, rowan and oak.

The woodland has lots of variety, amenity and conservation appeal including some grand old trees, both banks of an attractive 175m stretch of burn and some viewpoints along the eastern boundary where the ground is about 150 metres above sea level. There is a vantage plateau close to the central clearing and just inside the north east boundary (shown on the map) from which there are splendid views across the Fife hills to the south and east.  This spot receives sunlight all day long across the top of the trees.

Internal access is gained via a ridestop (pole barrier) entrance and hard track running alongside the small stream that bisects the upper half of the woodland. 

Access: There is a full right of access over a shared private road and woodland track (shown green on the detailed maps) leading up the hill for about 1 mile after turning off the A913.

Sporting Rights: These are fully owned and included with the land.

Surrounding area: Denmuir Wood is situated in north Fife on the old Ayton Estate near the middle of the Ayton Hill woods.  The rural area, rolling hills and abundance of semi-natural ancient woodland makes this part of Fife particularly attractive to wild fauna and flora including red squirrel, roe deer, bluebells, primroses and wood anemones.  The highest hill in northeast Fife is Norman's Law (part of the Ochil Hills) with a commanding 360° vantage point.  This is the site of an iron age fort which is only a short walk from the woodland. Newburgh and Cupar are about 7 miles away with St. Andrews, Dundee and Perth are all within 30 minutes drive. Edinburgh and Stirling are just over 60 minutes' drive away.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
