Gabhean Wood, Highland - About 6 acres, £39,000

Gabhean Wood

The woods of Baddengorm are in the ideal location for those wanting to make use of the plethora of outdoor pursuits that Scotland is famous for whether that is skiing in winter or hill walking through the Cairngorms in summer. The topography is flat and would be perfect for the siting of a woodland shelter or hut, creating the perfect base for exploration.

Gabhean Wood is predominantly made up of Scots pine and in the interests of diversity it may be beneficial to plant up some additional species. The woodland has been well thinned during its early management, making it very easy to get about: the timber is tall and straight and will produce a fine supply of timber for any number of projects. It is one of the strongest of the softwoods and is used widely within the construction industry and it's also used in the manufacture of telegraph poles, pit props, gate posts and fencing. The tree can also be tapped for resin to make turpentine. Other uses include rope made from the inner bark, tar from the roots and a dye from the cones. Dry cones can be used as kindling for fires, useful when camping out in the woods.

A mature Scots Pine can grow up to 35m in height and can live for up to 700 years if left alone and allowed the room to flourish. The natural growth of pine is akin to that of the lebanese cedar tree with strong side branches cascading down, though within a plantation environment they have a tendency to grow straight and tall in search of light.

As the woods have been well thinned, light is able to reach the floor thus creating a vibrant understory full of bilberries, mosses and wildflowers in spring and summer. This woodland larder in turn supports a variety of birdlife and in this particular area it provides the ideal environment for the elusive capercaillie.

Access: There is a full right of access over the shared private woodland track as shown in green on the detailed map, with maintenance according to use.

Sporting Rights: These are owned and included with the land.

Surrounding area: Gabhean Wood is part of Baddengorm Wood and is situated close to the attractive highland village of Carrbridge in the Cairngorm National Park, which is well known for its mountain ranges, outdoor pursuits and diverse native wildlife. Ancient Caledonian Pine Woodland sites are nearby to the north and to the south at the popular Rothiemurchus estate. Aviemore, the Spey river and Speyside way are all within 10 miles. The city of Inverness is about 30 minutes to the north.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
