Description: Hillhead Meadow consists of hill pasture (approx 3½ acres) and an attractive small wooded copse of mature beech, birch and oak (approx ½ acre).

The meadow field is situated about 110 metres above sea level near the top of the hill and is relatively level and has a bright aspect.  It has been regularly grazed and there is local demand for seasonal grazing which would continue to keep the grass in good condition.  It could be used either as a paddock or for grazing, or for general amenity and private recreation use.  A water supply connection is available near the northwest corner. 

There are good views across the River Don valley to the south from the meadow and to the east from the side of the woodland copse.

Special conditions: The land is subject to minor conditions relating to the nearby beacon serving Aberdeen Airport which restricts building on this side of the field.

Surrounding Area:  Hillhead Meadow is part of a long-established rural area known as Forrester Seat Woods and Lands.  This estate is on the hillside of the sweeping valley which has the majestic River Don flowing through it.  Nearby are the vilages called Hatton of Fintray and Newmachar, whilst the Kirkhill Forest is nearby. You can cyle along the Formartine and Buchan Way.  The coast and beaches of Balmedie and Newburgh, as well as Dyce, Inverurie and Aberdeen, are all within 20 minutes' drive.

The purchasers of the property will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
