Milburn Wood - SOLD, Argyll and Bute - Almost 7 acres, £55,000

Milburn Wood - SOLD

Helensburgh was founded in 1776 and was built on the site of Ardencaple Castle which itself dated back to 1600. Milburn Wood is situated in the middle and northern half of Ardencaple Wood and is surrounded by woodland on all sides. The hillside is known as Tom na h-Airidh meaning hillock of the sheiling and would have been a summer residence for herdsmen and cattle.

Internal access and parking is from a private shared access track along its southern boundary and continues on a hard path up through fir rides and glades. A stream flows along the eastern boundary and a further small burn crosses the northwestern corner. These water features together with an old borrow pit (a small open quarry from which stone is taken for the woodland tracks) and hedge remnants along the west boundary provide lots of scope for amenity and hobby use. The borrow pit has been excavated to create a wide, open, hardstanding area. Included with the wood is the dark green 20ft storage container, perfect for forestry storage and shelter.

An old drystone wall forms the northern boundary and is part of an ancient right of way known as the Highlandmans Road. This was in regular use up untill the 19th Century and linked Rhu church with Glen Fruin. The mixed species and ages of trees combine with grassy, heather and bracken clearings create a diverse woodland environment, whilst the gentle slope provides good soil drainage and panoramic views across Gareloch and surroundings.

The Ardencaple Woods are situated on the north, south facing, side of the Gareloch. The thoughtful planting under a Broadleaves Grant Scheme, first started in 1985, and management practices since then have created a pleasant balance of mixed-age trees, flora, open spaces and a variety of colour throughout the year. Its semi-rural location makes it within easy reach of Central-West Scotland and nearby facilities, yet is still private and tranquil. There are ancient tree remnants within the wood to the east and neighbouring the wood to the west. A commercial conifer plantation called Highlandmans Wood borders it to the north. Various water features such as trickling and flowing burns are spread throughout. The neighbouring open fields, verges and nearby woodlands provide ideal habitat for wildlife including sparrow hawk, owl, roe deer, buzzard, woodcock, pheasant and kestrel which are often spotted visting Ardencaple Woods.

Surrounding Area: Nearby Rhu and Helensburgh are both charming places. Loch Lomond and the Trossachs National Park lie to the north and Gareloch to the south.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
