Description: An enchanting diverse mature woodland situated on the gentle slopes of a large rock outcrop at the centre of the wood. It is easy to walk through the well thinned wood, amongst the majestic Scots pine and to marvel at the larger sycamore and spruce, of which there are many. There are also ash, elder, and holly mixed in too.
A small pretty burn gently tumbles down inside most of the eastern boundary and is joined further down in the southeast corner, near an area of seasonal snowdrops, by a small watercourse which collects water off the adjoining Ayton Hill to the west. Intricate ferns and wood sorrel adorn the floor during the warmer months creating a lively and rich woodland ground layer.
You may spot inquisitive red squirrels following you in the Scots pine canopy above whilst you walk below - so keep an occasional eye up! There is an undefined leafy nature trail which continues around the top and bottom of the rocky craig taking in most of the wood (shown as a brown path on the detailed map). The scenic views from the rocky outcrop over the Howe of Fife and towards the 'Mount' - water tower - can be peacefully enjoyed from a rustic bench late into the evening.
Internal access is gained via a ridestop (pole barrier) entrance into a newly formed parking and turning area. From here a gentle path (shown brown on the detailed map) leads towards the private clearing/camping den and nearby vantage point
Access: There is a full right of access over a shared private road leading up the hill for about 1 mile after turning off the A913, and shared forest tracks (all shown green on the detailed maps) enveloping the woods along the north and southwest boundaries.
Sporting Rights: These are fully owned and included with the land.
Surrounding area: Sunnyden Wood is situated in north Fife on the old Ayton Estate near the middle of the Ayton Hill woods. The rural area, rolling hills and abundance of semi-natural ancient woodland makes this part of Fife particularly attractive to wild fauna and flora including red squirrel, roe deer, bluebells, primroses and wood anemones. The highest hill in northeast Fife is Norman's Law (part of the Ochil Hills) with a commanding 360° vantage point. This is the site of an iron age fort which is only a short walk from the woodland. Newburgh and Cupar are about 7 miles away with St. Andrews, Dundee and Perth are all within 30 minutes drive. Edinburgh and Stirling are just over 60 minutes' drive away.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
