Cleugh Wood is situated in a fertile verdant valley amongst coniferous woodlands and hill pasture lands. The aspect is to the southwest and the gradient is generally gentle with a steeper narrow glen - or 'cleugh' - intersecting the northwest corner of the wood. This peaceful 'neuk' is particularly charming with a section of the Lauder Burn and a small wetland 'haugh' attracting heron, wild fowl - including woodcock and snipe, game including pheasant - and roe deer. The main external access is provided by a new hard stone track skirting the southern boundary and internal access paths have been extended alongside a central watercourse and around the rest of the wood's periphery. A sheltered parking alcove and occasional camping area lie to the southwest, ideal for overlooking the glen or observing nature. Mostly planted in 1991 with spruce and some mixed broadleaves including oak, cherry, alder and birch along the verges, the woodland has established well. Native Scots pine, birch and even juniper trees are already evident within Cleugh Wood or closeby.
Access: is from the minor public road as shown on the detailed map via shared hard grass and new stone tracks into the woods.
Mineral Rights: These are owned and included with the land except where reserved by statute.

Surrounding Area: Cleugh Wood lies amongst attractive wooded glens and rural surroundings between the Leader and Gala river valleys, both tributaries to the River Tweed. The scenic Lammermuir Hills and Tweed Valley lie further to the east and west respectively. The Royal and Ancient Burgh of Lauder is a thriving town with historical siginifcance lying on one of the main north-south routes used since Roman times. Thirlestane Castle, dating back to the 16th century, is a visitor attraction on the outskirts of Lauder. The coast-to-coast "Southern Upland Way" walking route crosses the Lauder Burn valley about 1 mile up the road towards Lauder. Edinburgh, Galashiels, Melrose, Selkirk and Coldstream are all within 30-45 mins drive.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
