Crimond Wood is a young, developing, mixed woodland with scope for further nurturing. There is a rich abundance of flora and fauna changing throughout the seasons and a variety of birds inhabiting and visiting the area on their migratory trails. Planted conifers and young oak, cherry and regenerating birch trees mix with grassy glades and heather clearings. Grander broadleaves including beech, oak and rowan stand as historical guardians along the southern boundary. The gentle rising slope provides good surrounding rural views.

Access is taken off the B977 and along a shared private track to a locked gate over and through which there is a right of way. 20 metres along the track inside the shared gate and along the northern boundary, there is a private gate entrance for Crimond Wood on the right. The grass-covered track leads up into the woodland, off which there are some nature trails leading to hidden glades and clearings.

Sporting rights are included.

Surrounding Area:  Crimond Wood is part of a long-established woodland known as Forrester Seat Woods some of which is on the Ancient Woodland Inventory. The woods rest on the hillsides of the sweeping valley which has the majestic River Don flowing through it. Hatton of Fintray and Newmachar villages, and the Kirkhill Forest and Formartine and Buchan Way cycling and walking routes are nearby. The coast and secluded beaches of Balmedie and Newburgh, as well as Dyce, Inverurie and Aberdeen, are all within 20 minutes drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Boundaries:

The boundaries of the wood are clear: the northern boundary is indicated by fencing posts alongside the external access track. The eastern boundary is marked out with wooden posts. The southern boundary is inside at the foot of the old stone dyke wall with the indicative markings on the fence posts running a few metres inside and parallel to the wall. The western boundary is denoted by the remnants of an old stone wall and is marked on fencing posts running parallel alongside.

The boundaries are indicated with brown markings on fence posts, some freestanding posts and some trees.

Travelling westwards on the B977 pass the "Woodlands For Sale" sign on your right and take the first right turn at the "Forrester Seat" sign where you will find yourself on a rough track. Continue past the turn-offs for the Cottage and Lodge and follow this track until you reach the gate entrance to the woodlands.

Travelling eastwards on the B977 after passing the T-junction with the B979 take the first left turn at the "Forrester Seat" sign where you will find yourself on a rough track. Continue past the turn offs for the Cottage and Lodge and follow this track until you reach the gate entrance to the woodlands.

Please park somewhere safely along the shared private track or in front of the gate when viewing the woodland.
