Fergus Wood & Meadows, Aberdeenshire - About 12 acres, £49,000

Fergus Wood & Meadows

Description: Fergus Wood and Meadows is wonderfully situated amenity land with sweeping westerly views, consisting of approximately 7 acres of mixed broadleaf woodland and 5 acres of hill pasture. The woodland which appears on the Ancient Woodland Inventory includes mainly birch and rowan with significant beech and oak tree areas surviving from generations of woodland management rotations. Between the middle and northwest corner of the woodland there is a delightful circular glade popular with gathering and grazing roe deer and their young, and various other bird and wildlife.  Fern and heather adorn the woodland floor adding to the serene nature of these woods. The meadows are divided into two adjoining grassed fields with stonedyke walls running along the borders and also internally.  Both are suitable for amenity, camping or livestock grazing and combined with the woodland they create a balanced habitat for a wide range of private conservation and outdoor activities.

Special conditions: Some of the land is subject to conditions relating to the lease on the nearby beacon serving Aberdeen Airport. The beacon is situated on adjacent excluded land.

Sporting rights: are included.

Surrounding Area:  the land is part of a long-established woodland known as Forrester Seat Woods some of which is on the Ancient Woodland Inventory. The woods rest on the hillsides of the sweeping valley which has the majestic River Don flowing through it. Hatton of Fintray and Newmachar villages, and the Kirkhill Forest and Formartine and Buchan Way cycling and walking routes are nearby. The coast and secluded beaches of Balmedie and Newburgh, as well as Dyce, Inverurie and Aberdeen, are all within 20 minutes drive.

The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
