John's Hill Wood is a small, mixed conifer woodland perched on a rocky knoll commanding southern and westerly views over to Cairnpapple Hill and the Pentlands in the distance. There are some broadleaves amongst the semi-mature conifers and hawthorn hedgerows along all boundaries.
The access to John's Hill Wood would be taken directly from the minor country road which runs along its northern boundary, with a potential gateway to be found at the northwest corner.
Sporting rights are included. Mineral rights are reserved to a previous owner (but could not be exercised without planning permission which would almost certainly be refused).
The land is covered by a development clause put in place by a previous owner. If the new owner gets planning permission for a change of use within the next 12.5 years then three quarters of the increase in value of the land that results is payable to that previous owner. Woodland management and sales are not affected by this clause.
Surrounding Area: John's Hill Wood is situated between the prehistoric Cairnpapple Hill & Henge site to the east and the Riccarton Hills to the west. These form part of a chain of hills stretching across a wide rural belt between the M9 motorway to the north and the M8 to the south. Beecraigs Park and Torphichen village are nearby. A further 5 to 10 miles away are Linlithgow, Bathgate and Livingston. Just south of the Royal Burgh and Palace of Linlithgow is the Union Canal that links Edinburgh with the Clyde and Forth canals at the nearby Falkirk Wheel attraction. Both Edinburgh and Glasgow are within 35 miles.

From the west via junction 4 of the M9 or M8 travel along the A801. Turn east onto the B8047 towards Torphichen. Cross over the B792 into a minor road heading east. At the end take a left turn towards Beecraigs Park and then the immediate right turn signed 'Cairnpapple Monument'. Head straight along this road for about 1 mile and go past the "Woodlands for Sale" sign where you will find John's Hill Wood about 150m further on the right hand side of the road.
From the east via junction 2 on the M9 travel along the B8046 and turn first right after Ecclesmachan village. At the T junction take the left turn and then the first right. Follow this road for 3.5 miles and find John's Hill Wood 100m before the T-junction turn-off for "Beecraigs Park" and 150 metres before the "Woodlands For Sale" sign, on the left hand side.
Please park somewhere safely along the public road when viewing.
