Struckie Wood - SOLD - Over 5½ acres, £19,000

Struckie Wood - SOLD

Struckie Wood is located in wonderful surroundings amongst woodlands to all sides with views to the southwest over the Gareloch and the Firth of Clyde. A new parking area and internal path help access the grassy and fern-covered glades ideal for occasional camp outings. A variety of broadleaf and conifer trees combine to create a very pleasant amenity environment and woodland. There is a water sink and small burn crossing the southeast corner on a gentle well-draining downslope. An old stonedyke wall forms the northern boundary whilst immediate access is taken from a shared private access track along its southern boundary.

Access exists for all purposes via the shared track east of the woodland together with an access for forestry purposes via the west of the woodland from the Rhu village side. There is a wayleave for a right of access to the electricity line running inside the northern boundary.

Sporting rights are included.

The Ardencaple Woods are in a south-facing position on the north side of the Gareloch. The thoughtful planting, first started in 1985, and management practices since then have created a pleasant balance of mixed-age trees, flora, open spaces and a variety of colour throughout the year.  Its semi-rural location puts it within easy reach of Central-West Scotland and nearby facilities, yet still private and tranquil. There are ancient tree remnants within the wood to the east and neighbouring the wood to the west. A commercial conifer plantation called Highlandmans Wood borders it to the north. Various water features in the way of trickling and flowing burns are spread throughout. The neighbouring open fields, verges and nearby woodlands provide ideal habitat for various wildlife including sparrow hawk, owl, roe deer, buzzard, woodcock, pheasant and kestrel which are often spotted visting Ardencaple Wood.

Surrounding Area:  Nearby Rhu and Helensburgh are both charming places to visit or stay. Glasgow, Loch Lomond and the Trossachs National Park are within an hour's drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

Take the A814 from Dumbarton to Helensburgh, heading west and running parallel to the coast. When in Helensburgh, cross the traffic lights, with the High Street on your right. After about 800 yards take the right turn into Suffolk Street heading north. Go nearly all the way to the top of Suffolk Street and take a left into Barclay Drive, then left onto Macleod Drive and first right into Paterson Drive. At the end of Paterson Drive turn right onto a rural track road marked as 'Private' heading under a railway bridge and up an incline. Care should be taken as the road is uneven. At the top look out for the 'Woodlands for Sale' sign ahead of you and veer left into another track marked 'Private' heading west towards Ardencaple Farm. Care should be taken as the road is uneven. After about 350 yards, just after the horse-riding stables on your right, and 200 yards before reaching Ardencaple Farm, turn right and park in front of the padlocked entrance gate. Walk up the inclined stone laid track and turn left at the top. Walk for another 200 yards and find the start of Struckie Wood above the track on your right.

Boundaries:

Struckie Wood boundaries are indicated with red markings on freestanding posts along the east, west and southern boundaries and on fenceposts or the dry stone wall along the northern boundary.
