Torr Wood - SOLD, Argyll and Bute - Over 6 acres, £35,000

Torr Wood - SOLD

Description: Torr Wood is a magnificent mixture of mature deciduous broadleaf and mid-aged evergreen woodland with views of coastal waters. It is situated on the edge of a large area of woodland, by open meadow-land and near to a small stream. The mature oak, beech, ash and sycamore to the west of the old stone bank include some tall and gnarled specimens with diverse wild flora including primroses and orchids covering the ground below. The rest of the woodland includes Noble fir, oak, Norway spruce, rowan, bird cherry and alder planted since 1985. The gently sloping and well drained general terrain presents pleasant walking throughout and the sheltering trees and canopy offer suitable areas for occasional camping, secluded nature hides and further small glade or path creation.

Internal access is provided by a new hard stone track leading to a private parking/turning area and clearing amongst 25 year old oak and Norway spruce. From here a brashed path continues about 30 metres down to a private spot on the southern boundary with uninterrupted panoramic views across fields to the Gare Loch and Clyde Estuary bay.

Access: There is a right of access for all purposes via a shared track through, and from, the southeast of Ardencaple Wood together with an access for forestry purposes via the shared western track to Ardencaple Wood from the Rhu village side.

Wayleaves: There is a wayleave right of access for Ardencaple Farm to their water tanks which sit in the northwest corner of Ardencaple Wood and there is a supply pipe from these tanks running through Torr Wood to Ardencaple Farm.

Sporting rights: are included.

Surrounding woodland & area: Torr Wood lies at the western edge within the Ardencaple Woods which are in a south-facing position on the north shore hillsides of the Gare Loch. The thoughtful planting, first started in 1985, and management practices since then have created a pleasant balance of mixed-height trees, flora, open spaces and a variety of colour throughout the year.  Its semi-rural location puts it within easy reach of Central-West Scotland and nearby facilities, yet still private and tranquil. There are ancient tree remnants within Ardencaple wood to the west and neighbouring the wood to the east. A commercial conifer plantation called Highlandmans Wood borders it to the north. Various water features in the way of trickling and flowing burns are spread throughout Ardencaple Wood. The neighbouring open fields, verges and nearby woodlands provide ideal habitat for various wildlife including sparrow hawk, owl, roe deer, buzzard, woodcock, pheasant and kestrel which are often spotted visiting Ardencaple Wood.

Local supplies and services are available at nearby Helensburgh and Rhu. The Loch Lomond and Trossachs National Park, the West Coast & Highlands, Balloch and Glasgow are all within 20-45 mins drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
