Torr Wood - About 9 acres, £35,000

Torr Wood

Description: Torr Wood is a larger and more mature woodland surrounded by fields and woods with westerly views out to the Gareloch, the Firth of Clyde and the peaks of Arran beyond. A mature beech and oak area to the west includes some tall specimens with diverse wild plants and flowers covering the ground beneath. The rest of the woodland consists of younger, carefully landscaped conifer and broadleaves including noble fir, Norway spruce, mountain ash, alder and sycamore planted since 1986. There are ample areas for camping and a hardstanding turning area over which there is a private right of access for all purposes and for parking, when not being used on rare occasions by neighbouring woodland owners for forestry purposes. The sunsets are beautiful and inspiring and there is plenty of scope for nature conservation, woodcraft and small scale or hobby forestry use.

Access: exists for all purposes via the east of the woodland together with an access for forestry purposes via the west of the woodland from the Rhu village side. The neighbouring woodlands, to the east, have a right of access for forestry uses over the excluded section of track and turning area bisecting Torr Wood.

Wayleaves: There is a wayleave right of access for Ardencaple Farm to their watertanks which sit in the northwest corner of Torr Wood and there is a supply pipe from these tanks running through the woodland to the Farm itself. There is also a wayleave for a right of access to the electricity line running across the northeastern corner of the woodland.

Sporting rights: are included.

Surrounding woodland & area: The Ardencaple Woods are in a south-facing position on the north shore hillsides of the Gare Loch. The thoughtful planting, first started in 1985, and management practices since then have created a pleasant balance of mixed-age trees, flora, open spaces and a variety of colour throughout the year.  Its semi-rural location puts it within easy reach of Central-West Scotland and nearby facilities, yet still private and tranquil. There are ancient tree remnants within the wood to the east and neighbouring the wood to the west. A commercial conifer plantation called Highlandmans Wood borders it to the north. Various water features in the way of trickling and flowing burns are spread throughout. The neighbouring open fields, verges and nearby woodlands provide ideal habitat for various wildlife including sparrow hawk, owl, roe deer, buzzard, woodcock, pheasant and kestrel which are often spotted visting Ardencaple Wood.

Local supplies and services are available at nearby Rhu and Helensburgh. The West Coast & Highlands, Loch Lomond and the Trossachs National Park, Balloch and Glasgow are all within an hour's drive.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

  • Travelling on the A814 from Dumbarton to Helensburgh, heading west and running parallel to the coast. When in Helensburgh, cross the traffic lights, with the High Street on your right. After about 800 yards take the right turn (after The Commodore restaurant) into Suffolk Street heading north.
  • Travel nearly all the way to the top of Suffolk Street and take a left into Barclay Drive, then left onto Macleod Drive and first right into Paterson Drive. At end of Paterson Drive turn right onto a rural track road marked as 'Private' heading under a railway bridge and up an incline. Care should be taken as the road is uneven.
  • At the top look out for the 'Woodlands for Sale' sign ahead of you and veer left into another track marked 'Private' heading towards Ardencaple Farm. Care should be taken as the road is uneven. After about 350 yards, just after the horse-riding stables on your right, and 200 yards before reaching Ardencaple Farm, turn right and park in front of the padlocked entrance gate.
  • Walk up the inclined stone laid track and turn left at the top. Walk west on this track for
  • 450 yards and find the start of Torr Wood above and below the track ahead.
