Description: Woodhill Meadow is made up of two areas of good grazing lhill pasture set on a south-westerly-facing hillside with sweeping views over the surrounding countryside. The larger, gently upsloping field is sufficiently even and productive to suit either use as a grazing paddock or for grazing livestock whilst the smaller rockier field closest to the access point would be ideal for a stable, subject to planning, or an access track. The meadow is bounded by conifer trees to the east and arable fields and broadleaves to the west. There are water and electricity supplies on site or close by.
Access: is taken off the B977 and extends along a shared private track leading to Forrester Seat cottage.
Sporting rights: are included.
Surrounding Area: Woodhill Meadow is part of long-established estate lands known as Lands and Woods of Forrester Seat, some of which is on the Ancient Woodland Inventory. The lands rest on the hillsides of the sweeping valley which has the majestic River Don flowing through it. Hatton of Fintray and Newmachar villages, and the Kirkhill Forest and Formartine and Buchan Way cycling and walking routes are nearby. The coast and secluded beaches of Balmedie and Newburgh, and Dyce, Inverurie and Aberdeen are all within 20 minutes drive.
The purchasers of the meadow will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
