As you walk through Ball Wood you will find it is an enchanting woodland, with many sunny grassy glades leading from one to another. These glades help encourage a wide variety of wild flowers to thrive, along with increasing numbers and variety of butterflies. There is a fine oak and ash canopy towering above the hazel coppice throughout the wood. The hazel coppice was cut some 5 years ago and the re-growth is already sufficient to provide many private areas within the wood. Winding along the northern boundary is a small, attractive seasonal stream, and beyond that are fine views to the adjoining farmland. Ball Wood is an ancient semi-natural woodland in a Site of Nature Conservation Importance. The owner of Ball Wood will have rights of way along tracks ABGH and GPU.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Either:- Coming from the south-take the A283 turning north to Steyning off the A27,and after about 2 miles, at a roundabout, take a right turn onto the A2037 to Upper Beeding and Small Dole. Or:-Coming from the north-along the A24 take the A283 to Steyning and after about 5 miles,at a roundabout, take a left turn onto the A2037 to Upper Beeding and Small Dole Then:-Stay on the A2037 towards Small Dole. About 2 miles on take the right turn into Edburton lane, signposted to Tottington Manor Hotel and Edburton. After about 1/3rd mile you will reach Tottington Manor Farm. Park safely nearby. Just as you enter the farm from the road walk to the right, in front of the farm buildings, where there is a public footpath that then turns north and goes along the farm track between the fields. You will pass two cottages on your right, and after a further 150 metres, reach a wooden gate. Go through the gate walk up the track 300 metres and Ball Wood will be on your right.
