Lower Orltons Copse - 8 ½ acres, £45,000

Lower Orltons Copse is an impressive wood, predominately of oak and hornbeam, but with some birch, ash, maple and fir. Although there is a great sense of space here it is coupled with a feeling of privacy. Through some most attractive valleys two small seasonal streams feed into a larger stream, which then forms the southern boundary of the wood. Much of the woodland floor is covered by a stunning display of bluebells in the spring. Past reports have noted the presence of a wide variety of bird species, including the Nightingle, Goldcrest, Tawny Owl and Great Spotted Woodpecker.

Like much of the surrounding woodland, Lower Orltons Cops is an Ancient Semi-Natural Woodland and a Site of Nature Conservation Interest (SNCI). It also carries a Tree Preservation Order.

The owner of Lower Orltons Copse will have vehicle rights of way along tracks AMSU.

The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions

Leave the M23 at junction 10, go west along the A2011 and on the third roundabout turn right (north) signposted to Langley Green and Ifield.

This is Ifield Avenue which then becomes Charlwood Road. After 1 ½ miles take a left turn into Prestwood Lane (also signed to Waterhall Country House) and after 1 mile turn right into The Mount (lane). After a further ½ mile turn right onto a stone track by the ‘Woodlands for Sale’ sign.

This track also leads to Keepers Mount Kennels. Park on the side of the track-please do not obstruct any gates or the track.

Walk down the track, keeping the kennels on your right, go over the green metal gate and over the small stream. Then continue walking straight ahead up the track for about 240 metres and you will get to another stream. Cross the stream bridge and Lower Orltons Copse is immediately on your left.
