Bellstown Wood, Dumfries and Galloway - About 50 acres, £180,000

Bellstown Wood

A former plantation woodland, Bellstown Wood was clear felled about 30 years ago: despite this clearance, it has subsequently benefited from sensitive and sustained replanting over several periods.

A flourishing natural regrowth of birch has been supplemented by the introduction of around 15,000 native trees. Broad leaf species such as willow, oak and alder predominate, supplemented by several stoups of Scots pine and aspen. The understory has not been neglected either, with holly, hazel and hawthorn all well established too. Around the boundary are several mature standards with some truly impressive, vernerable oaks and beech.

The result is a woodland with a natural feel with much to recommend it for a secluded, yet not isolated, amenity facility. It has also created a considerable island in the surrounding farmland for wildlife to seek refuge in. Deer frequent the tracks and glades throughout the wood and the iconic red squirrel has been encouraged to find a home here by the presence of the pines. A bullrush fringed pond adds further diversity attracting invertebrates and amphibians including frogs, toads and the now threatened newt. Coots, moorhens and visiting ducks and warblers make full use of this beautiful and welcome feature.

The woodland floor of rich green carpet mosses is interspersed with sorrel, foxglove, bilberry and orchids, to name but of the few the many resident native plants.

A newly installed gate opens on to the entrance track. Although greened over it has a good hard core base and is suitable for normal car access. This leads a short distance into the wood to a generous turning area. Further forest tracks give pedestrian access to all areas of the wood. The wood slopes gently to the north but is generally flat throughout, making camping an easy and pleasant undertaking. Several former forest drainage channels run as free flowing streams.

Full sporting and mineral rights are included in the sale.

It should be noted that a small area of the wood is to be retained. This is marked clearly on the detailed map with a red border. It is also clearly marked in the wood with a line of red topped fence posts.

There is a growing interest in hut, bothy and temporary shelter building, especially in Scotland; for those interested in erecting a hut or shelter, here is some interesting and very helpful guidance from Reforesting Scotland’s Thousand Hut Campaign. Your Local Planning Authority should also be consulted.
