Description: Sawmill Wood is a delightful mainly broadleaf woodland of ash, birch, wild cherry, sycamore and beech with open clearings beside the Howden Burn running along the bottom southern boundary. There are some evergreens including holly and spruce amongst the mixed broadleaves planted in 1980's, creating a very pleasant multi-layered and all-season woodland. The beech and hawthorn hedge screens the roadside giving the wood privacy while the broad open area immediately inside the wooden entrance gate is helpful for parking and turning when managing and visiting the woodland.
The surrounding area is one immersed in the best of country life. At its centre is the nearby vibrant market town of Jedburgh with good all-round facilities and many historic landmarks including the impressive 12th century Augustinian Abbey. Edinburgh and Newcastle are just over 60 minutes' drive away.
Access: The access is directly off a quiet public road (Oxnam Road) via a private wooden gate entrance.
Sporting rights: These are owned and included with the land.
Mineral Rights: These are owned and included with the land except where reserved by statute.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.
